RentSplit calculates what each roommate should actually pay — based on room size, amenities, and shared costs. The fairest rent split calculator out there. Free, instant, no account needed.
When one room is twice the size with an en-suite bathroom and another is a closet with no windows, splitting rent equally creates resentment. Arguments happen, friendships suffer, and someone always feels ripped off.
RentSplit scores each room by square footage plus amenity bonuses, then distributes rent proportionally. The math is visible, shareable, and agreed on upfront — so everyone knows it's fair before anyone moves in.
Every cent is accounted for. Here's exactly how we calculate your split so you can explain it to anyone.
Every room gets a score: its square footage plus amenity bonuses. Private bathroom: +80 pts, Parking: +60, Balcony: +40, Better view: +35, Extra storage: +30, More sunlight: +25. Custom dollar adjustments fine-tune the result.
Divide each room's score by the sum of all room scores. A room with 30% of total points pays 30% of total rent. This keeps the split proportional, objective, and explainable to anyone.
Utilities are split equally per person. Shared expenses can be split equally or by room value. Everything adds up to one clean total number per person — no spreadsheet needed.
Takes under a minute. No account, no sign-up, no spreadsheet.
Type in your total monthly rent and select how many roommates you have. Name each room — "Primary Suite," "Room B," whatever works.
Enter each room's size in square feet, then toggle on any amenities it has — private bathroom, parking, balcony, and more. Use custom adjustments to fine-tune.

Splitwise tracks what you owe each other. Generic calculators split equally. RentSplit does the one thing neither does: calculate a fair room-based split before anyone moves in.

If rooms aren't equal, the split shouldn't be either.

Everything you'd want to know before your first roommate conversation.
Each room gets a score: its square footage plus amenity bonuses. Private bathroom adds 80 points, parking adds 60, balcony adds 40, better view adds 35, extra storage adds 30, more sunlight adds 25. Your room's rent share = (your score ÷ total score) × total monthly rent. You can also add a custom dollar adjustment to any room.
Estimates work fine. The calculation is proportional — if Room A is roughly twice the size of Room B, entering 200 and 100 gives the same result as entering 180 and 90. Focus on getting the relative sizes right, not the exact measurements.
Not on its own — it's a written record of what your group agreed to, which is useful for resolving disputes and holding everyone accountable. For a fully binding document, consult a local attorney or ask your landlord about a lease addendum signed by all parties.
Download the PDF before you close the tab — it's your permanent record of the split. Everything runs in your browser and we don't store any data, so the PDF is your save file. The roommate agreement PDF also works as a record.
Utilities (electricity, internet, etc.) are split equally per person regardless of room size. Shared expenses can be split equally or by room value — you might split Netflix equally, for example, but have the larger-room person pay more for a shared couch they use more. The grand total combines everything into one number per person.
No. Everything runs entirely in your browser. We don't collect or store any of the numbers you enter. When you close the tab, your data is gone — which is exactly why we built free PDF export, so you always have a record before you close out.
Use the Custom Adjustment field on any room to add or subtract a dollar amount until everyone's comfortable with the result. The goal is a number everyone genuinely agrees is fair — not just a mathematically "correct" one. RentSplit is a starting point for the conversation, not a verdict.
RentSplit is a free rent split calculator designed specifically for roommates who want to divide rent fairly based on what each person actually gets — not just an equal split. Whether you're splitting a two-bedroom apartment, a three-bedroom house, or a five-person shared home, RentSplit uses a weighted algorithm that accounts for room square footage, private bathrooms, parking spots, balconies, better views, extra storage, and natural light to calculate each roommate's fair share.
Unlike Splitwise (which tracks expenses after the fact) or generic equal-split calculators, RentSplit solves the original problem: how do you divide rent before anyone moves in? The answer is proportional — each room pays a percentage of rent equal to its percentage of total value. The formula is transparent and explainable, so every roommate can verify and agree.
RentSplit also handles utilities (split equally per person), shared expenses like Netflix or groceries (split equally or by room value), a move-in cost estimator (security deposit, first and last month, other fees — all split per person), and generates a free printable roommate agreement with a signature section. Export everything as a free PDF to keep as a record.
Popular for college apartments, off-campus housing, city apartments in New York, Los Angeles, Chicago, Boston, and San Francisco, and any shared living situation where rooms aren't equal. No account, no sign-up, no payment required.
